Gilmer County, GA Wind Force & Framing Requirements
Gilmer County enforces the latest International Residential Code (IRC) with Georgia Amendments (currently transitioning to 2024 IRC). Northern Georgia (including Ellijay / Gilmer County) is typically in a moderate wind zone.
- Design Wind Speed: Ultimate design wind speed (Vult) is generally in the 90–115 mph range per IRC Figure R301.2(5)A for inland North Georgia. Confirm exact value and Exposure Category (B or C) with Gilmer County Building Department for the specific site (topographic effects may apply on hills/ridges).
- Not High-Wind Zone: Not in the windborne debris region or areas requiring engineered high-wind design (those typically start at ~130 mph coastal). Standard IRC provisions apply.
- Wall Bracing: Exterior and interior walls must comply with IRC Section R602.10 wall bracing requirements (braced wall lines, panels, continuous sheathing methods, etc.). 2x4 framing at 16" OC is standard and acceptable when properly braced.
- Continuous Load Path: Required from roof through walls to foundation (IRC R301.2.1, R802.11). Use metal connectors (hurricane ties, straps, clips) for roof-to-wall, wall-to-floor, and wall-to-foundation connections to resist uplift.
- Anchorage: Sill plates anchored to foundation (typically 1/2" anchor bolts with plate washers at specified spacing per IRC and Georgia amendments). Dual pressure-treated bottom plates as noted in plans help with this.
- Headers & Openings: Headers sized and fastened per IRC tables for the spans and wind loads. 2x8 headers above openings are common and appropriate when properly connected.
- Sheathing & Fastening: Structural sheathing fastened to resist wind pressures. Metal roofing must be installed to manufacturer specs for the design wind speed.
- Recommendation: Verify exact local requirements and any site-specific conditions (exposure, topography) with Gilmer County Planning & Zoning / Building Department before framing. Provide continuous metal connector load path for code compliance.
